Home Staging – Vacant Properties

Why should a seller consider renting furnishings for key areas, when the home for sale is vacant?

    - Empty rooms often appear smaller than appropriately furnished rooms

    - The more time a buyer spends in a home for sale, the more likely they are to make an offer on the house.  Might as well give them a comfortable place to sit!

    - Only about 10% of people can see past what is in front of them, or in the case of a vacant property, what ISN’T in front of them. Many people have a hard time visualizing where furniture would go in an empty home.  If they can’t picture how it will work for them, they won’t buy it.

For vacant properties, furniture, art and accessories are rented for key areas. Typically it is important to furnish the entry, most or all rooms off the entry (usually dining room, office, living room, kitchen, etc) and sometimes the Master bedroom. Other areas that are good candidates for Staging include rooms that may feel awkward without furniture (entry to the room is on an angle or an unusual layout), or rooms that are a “bonus” area and the function should be defined for a buyer.   

Many different styles can be utilized when Staging, however most furnishings are in the traditional, transitional and contemporary styles.

Vacant Home Staging is appropriate for all price ranges.  Ross Designs has successfully Staged homes with asking prices as low as $85,000 up to $1.1 million and a lot in between.

Fees & Other Important Considerations
Ross Designs, LLC is fully insured. Complete liability insurance polices are held for Tori Ross and all rented inventory.  

Ross Designs requires an on-site consultation for all vacant properties and the fee is $75.00.  The on-site tour will also include an overall analysis of the property and will issue a report listing any additional items that should be under consideration to address.  A typed and detailed report/quote is returned to the seller within 24 hours. 

Rental rates vary significantly and can start as low as $250/month and go up to $1,000/month or more.  Most packages are in the $500/month range, with a one or three month minimum.   

Usually it takes about a week’s notice to get everything ordered and arranged for install. However, the more advance notice the better. Some homes can be Staged within a few days when necessary, so don’t be afraid to call anytime with short deadlines.
