Home Staging – Owner Occupied Properties

Home Staging is a marketing tool employed by many successful sellers and agents. Staging is not a new idea, but is newer as an industry and specific techniques are evolving all the time. Professional, third party Home Staging has helped many successful sellers and agents in the Omaha metro for the past several years.

A typical Home Staging appointment for an owner occupied home – where the seller and his or her belongings are staying in the property while on the market – can include, but is not limited to the following:

     - A complete Home Staging strategy is created through open discussion with the seller

    - Focus on the exterior presentation; landscaping, condition of cement on drive and walkways, condition of paint/siding, front door, light fixtures, etc

    - Complete exam of all interior rooms and their current furniture arrangement

    - Often times specific items are selected to pre-pack, temporarily store, or re-use in other areas of the home where they will be more helpful to have on display (it’s surprising how often just adjusting a few items can make a HUGE difference in a room’s appearance)

    - Customized toy/pet/storage strategies

    - Detailed report typed and returned to the home seller 

SOMETIMES it is extremely helpful to make other improvements to the property. Budget and timelines are always taken into consideration and discussed openly. After all, the goal is to sell the home, NOT break the bank with unnecessary or costly home improvements.

    - Remove wallpaper and repaint, or repaint over bold or taste specific colors with a more neutral color (paint colors professionally selected on the spot)

    - Recommendations to replace flooring in key areas such as an entry way, kitchen or bath.  Flooring can be professionally selected.

    - Light fixtures are often one of the easiest and least expensive ways to update a house or room; lights can be selected for the seller.

Ross Designs has designer accounts set up at a variety of merchants, wholesalers and with professional trades people; discounts are typically passed on to clients where available.

Because every home and family is different, every Staging plan is unique as well. Emphasis is placed on working WITH the seller to get the most accomplished in order to assist with a successful and profitable home sale.   

Fees & Other Important Considerations

Ross Designs, LLC is fully insured. Complete liability insurance polices are held for Tori Lynn Ross and all rented inventory. 

Ross Designs, LLC charges $75/hour for all services.  For Owner Occupied Home Stagings, there is a two hour minimum, or $150 per appointment.  Two hours is generally enough time to create a complete Home Staging strategy for most homes.
